🏠Case Study: Re-Encapsulation of Boiler Room Wall, London
London
Brief
ICE Asbestos was commissioned by the client to undertake works within a boiler room at a property in London. The wall in question had previously undergone asbestos encapsulation as part of an earlier remediation project. Over time, the existing encapsulant had become worn and discoloured due to environmental conditions within the boiler room, and the client requested that the surface be re-treated to improve both protection and appearance.
Scope of Works
Our team was tasked with carrying out re-encapsulation of the asbestos containing wall. The objective was to restore the integrity of the existing encapsulation and ensure continued containment of the asbestos materials while achieving a clean and uniform finish.
Methodology
-
Pre-Start Inspection:
A full visual inspection was conducted to assess the condition of the previously encapsulated surfaces and confirm that no damage or exposure of asbestos materials had occurred. -
Preparation:
The surrounding area was controlled and isolated to ensure safe working conditions. Appropriate signage and barriers were installed in line with industry regulations. -
Re-Encapsulation Process:
- The existing encapsulated wall was cleaned to remove any dust or loose debris.
- A high-performance, asbestos approved encapsulant coating was applied evenly across the surface.
- The wall was coated in a grey finish, providing a durable, sealed surface with an aesthetically improved appearance suitable for the boiler room environment.
-
Final Inspection and Sign Off:
Upon completion, the encapsulated area was inspected and approved by our site supervisor. The client was satisfied with the quality of finish and the assurance of continued asbestos containment.
The project was completed efficiently and safely, with minimal disruption to the client’s operations. The re-encapsulation not only reinforced the existing protection of asbestos materials but also provided a clean, professional finish to the boiler room wall, enhancing both safety and presentation.
Key Achievements
- Safe and compliant re-encapsulation of previously treated asbestos surface
- Improved visual finish with durable grey coating
- Work completed in full accordance with Control of Asbestos Regulations 2012
